Standard Features

  1. Tarion New Home Warranty – Seven-year warranty covering major structural defects, two-year warranty for water penetration and various material defects, and a one-year warranty for Ontario Building Code compliance, home habitability, and unauthorized substitutions.
  2. Foundation – Steel reinforced concrete footings and basement walls. 10mm under-slab vapour barrier.
  3. Insulation – Tyvek® HomeWrap® continuous weather barrier, 1 ½” isoboard sheet insulation (R9.6) or equivalent for main floor walls, 2” spray foam for basement walls (R12) and 2” spray foam (R12) floor joist headers covered with batten insulation (R20). Fiberglass blow-in insulation (R60) in attic with spray foamed rafter vents (to prevent displacement of blown insulation). R31.5 main floor walls, R24 basement walls. Garage is insulated to R12 for exterior walls and R20 for interior walls.
  5. Drywall – ½” for walls, ½” CD board for ceilings, untextured walls and ceilings, round corner bead, round-to-square transitions above trim, garage fully drywalled. Basement fully boarded, taped, and mudded except for utility and furnace room ceilings. All drywall taped and mudded to level 4 finish.
  6. Painting – One coat of primer and two coats of finished paint (sanded between coats), fully painted finished areas. Primed garage. Stained stair treads and handrail. Fully painted trim, interior doors, and sliding barn door. Front door stained to match garage door.
  7. Windows and doors – Dashwood Gemini vinyl windows, triple-paned with low-emissivity coating, multipoint locks, and nested crank handles. Vinyl-cladded pine exterior door. Primed pine door entering house from garage. 4’x3’ Basement windows are pour-in-place, triple-glazed, low-emissivity coating, and have bolt-on window wells (to prevent pulling away from house during settling).
  8. Electrical – 100-Amp service, copper wiring, ESA permits and inspections (receptacles, switches, and fixtures to code) fiberoptic phone and cable TV rough wiring jacks, Cat 5e data wiring, HDMI wall jacks. Final terminations by others. Carbon monoxide detectors and visual smoke alarms as per code.
  9. Central vacuum - Rough-in for central vacuum is included. Vac pan under kitchen sink is included. Central vacuum unit is not included.
  10. Heating, ventilation, and air conditioning (HVAC) – Payne® 2-stage, variable speed, hi-efficiency gas furnace; Payne® 13 SEER central air conditioner; and Navien® NPE-S tankless hot water heater (rental) Gas lines to BBQ, stove, and dryer. vänEE® simplified 2-stage Energy Recovery Ventilator (ERV) unit for fresh air exchange (upgraded from Heat Recovery Ventilator).   11. Plumbing – One-piece acrylic tub/shower (main bath) and shower (basement bath) with caps, standard chrome fixtures, sanitary sewer backwater valve, water line to fridge, 2 exterior hose bibs (side and back). All toilets are comfort height (16-17”) with elongated bowl and soft-close lid.
